Common Questions

Clear technical guidance on energy compliance and building performance assessments for your residential projects.

Do I need an Energy Statement for my planning application?

This depends on the project and the requirements of the relevant local authority. We review the applicable requirements before preparing the Energy Statement so that the assessment is appropriate to the project.

What is included in an Energy Statement?

ENERGY STATEMENTS

Depending on the project requirements, an Energy Statement may cover baseline energy performance, fabric efficiency, building services, low-carbon technologies, carbon reduction measures and supporting SAP calculations.

Can KYNEX support the project during the design stage?

Yes. We can work alongside architects, developers and project teams as the design develops, helping coordinate energy-performance requirements with proposed specifications and design decisions.

When do I need a SAP calculation?

SAP calculations are generally required for new dwellings and may also be needed for certain conversions or changes to existing residential buildings. KYNEX can review your project and advise what assessment is required.

What information do you need to start a SAP assessment?

We typically need architectural drawings, including plans, elevations and sections, together with available information on the proposed construction, insulation, glazing, heating, hot water, ventilation and renewable technologies.

SAP CALCULATIONS

Can you carry out SAP calculations before all specifications are finalised?

Yes. Design-stage SAP assessments can be carried out while specifications are still being developed. We can identify the information required and assess suitable performance targets as the design progresses.

What happens if my design does not pass SAP?

We can review the assessment results and identify where improvements may be possible, such as fabric performance, glazing, thermal bridging, heating systems or renewable technologies, while considering the proposed design.

When do I need an EPC for a new dwelling?

For a new dwelling, the EPC is produced following the as-built SAP assessment once construction is complete and the required final information has been provided.

What information will you need at the as-built stage?

EPCs / PROJECT PROCESS

We will need confirmation of the final construction and installed systems, together with relevant evidence and test results required for the as-built assessment.

Can you provide SAP calculations, Energy Statement and final EPC for same project?

Yes. Where required, KYNEX can support a residential project from design-stage SAP and Energy Statement work through to the as-built SAP assessment and EPC.
